Makarska-two-bedroom apartment under construction with sea view for sale. We are selling an attractive two-bedroom apartment of 73.26 m². The apartment is located in the central part of the city, only 80 m above the main coastal road. The construction uses the highest quality materials.
The apartment consists of two spacious bedrooms (11.50 m² each), a bathroom, hallway, and a living room with a terrace (12.35 m²). The sea view cannot be obstructed in the future.
Along with the apartment, the buyer can purchase a garage parking space (€1,600 per 1 m²) or an outdoor parking space for €10,000. Move-in is planned for August 2026. Distance from the city center is 400 m.
The buyer does not pay real estate transfer tax (normally 3%).
Planned completion of construction and possibility of moving in already in summer 2026, in August, with full completion of finishing works and accompanying documentation by the end of 2026.
Garages are available at an additional cost of €1,600 per 1 m².
An outdoor parking space is available at an additional cost of €10,000.
We do not provide the property location via email, phone, etc. Property viewings are possible only after signing a Brokerage Agreement, in order to protect the owner's property from visits by unregistered persons, in accordance with the Data Protection Act and the Real Estate Brokerage Act.
The agency commission for the buyer is 3% of the agreed purchase price.
The agency commission includes all costs:

preparation of the preliminary agreement and the main purchase contract by our lawyer,

obtaining consent for property purchase from the Ministry of Justice (for buyers who are not EU citizens),

registration in the land registry (court and cadastre),

transfer of all ongoing obligations (water, electricity, waste collection, maintenance) from the seller’s name to the buyer’s name,

assistance in obtaining an OIB (Croatian tax number) at the Tax Administration in Makarska if you do not have one.
The commission is payable after obtaining the title deed in the buyer’s name.
