Covered parking spaces are included in the apartment price. Each apartment includes one parking space of 13 m².
The apartments are being developed by a renowned local company. VAT is included in the price, and the buyer does not pay real estate transfer tax.
We do not provide the property location via email, telephone, or similar channels. Property viewings are possible exclusively upon signing a Brokerage Agreement, for the purpose of protecting the owner’s property from visits by unregistered persons, in accordance with the Data Protection Act and the Real Estate Brokerage Act.
The agency commission for the buyer amounts to 3% of the achieved purchase price.
The agency commission includes:
– obtaining an OIB (Croatian tax number) at the Tax Administration Office in Makarska
– notary public expenses
– preparation of the preliminary agreement and the main contract through our attorney
– obtaining approval for property purchase from the Ministry of Justice (for non-EU citizens)
– registration procedures (court and cadastre)
– transfer of all utility obligations (water, electricity, waste disposal, maintenance) from the seller’s name to the buyer’s name.
