Apartments Under Construction – Makarska, City Center
Modern apartments are available in new residential buildings currently under construction, located in the central part of Makarska, in a quiet neighborhood and a dead-end street. The location offers an ideal balance of privacy and proximity to all essential amenities for comfortable everyday living, including kindergartens, an elementary school, hospital, shops, police station, and a beach just a few minutes away on foot.
The buildings will feature an elevator and will consist of a ground floor and three upper floors. Garages are planned on the ground floor, while each upper floor will contain two apartments. One-bedroom apartments range from 54 to 56 m², and two-bedroom apartments measure 58 m², all carefully designed to ensure functionality, comfort, and high-quality living.
Garage spaces are available at an additional cost of 2,000 EUR per m², with garage sizes of 17 m², 23 m², 24 m², 27 m², and 39 m².
Construction will use high-quality materials with excellent thermal and sound insulation. Each apartment will be fully air-conditioned, with vinyl flooring resembling parquet in the rooms, first-class ceramic tiles in the kitchen and bathroom, tempered glass balcony railings, and burglar-resistant entrance doors. Bathrooms will be fully equipped and include underfloor heating. TV, satellite, and internet connections will be installed in every room, and exterior PVC windows will feature electric shutters.
The buyer is exempt from paying the 3% real estate transfer tax. Planned completion of construction and move-in availability is December 2027.

The property location and exterior photos are not provided via email, phone, etc., but exclusively in our office. Property visits are only possible with a signed Mediation Agreement, to protect the owner's property from visits by unregistered persons, in accordance with the Data Protection Law and the Real Estate Mediation Law.
The agency commission for the buyer is 3% of the achieved price! The agency commission includes all costs:
- Notary public fees,
- Costs of drafting the preliminary and main contracts through our lawyer,
- Costs of obtaining consent for the purchase of the property from the Ministry of Justice (for non-EU citizens),
- Registration costs (court and cadastre),
- Transfer of all current obligations (water, electricity, waste disposal, maintenance) from the seller's name to the buyer's name.
- If you do not have an OIB (tax number in Croatia), we mediate in obtaining it at the tax office in Makarska.
