Our real estate agency's standard business policy is to organize property viewings only after the client has signed our standard agency agreement. Signing this agreement is a basic prerequisite for all further activities related to the purchase of the property and is based on the Real Estate Brokerage Act and the Data Protection Act. We do not disclose the property's exact location via email, telephone, or similar means.
The buyer's agency commission is 3%.
The agency commission includes the following costs:
- Obtaining an OIB (Croatian tax identification number)
- Notary public fees
- Preparation of the preliminary agreement and the main purchase agreement by our lawyer
- Obtaining approval for the property purchase from the Ministry of Justice (for non-EU citizens)
- Property registration costs (land registry and cadastre)
- Transfer of all utility accounts and obligations (water, electricity, waste collection, maintenance) from the seller's name to the buyer's name
- Assistance with the assessment and processing of real estate transfer tax
