New construction in the center of Makarska.
The construction of the first multi-residential building in the center of Makarska has begun, promoting sustainability through the use of renewable energy sources (solar panels on the roof of the building), which in this way will provide long-term financial benefits to future apartment owners.
Income from the sale of energy will be redirected into the common reserve fund, for the needs of the homeowners’ community. In this way, benefits will be realized for the maintenance of the building, and apartment owners’ expenses for the reserve fund will be reduced.
In the center of Makarska this is an example how quality of life can be raised to a higher level, combining design with emphasis on comfort linked with urban and architectural solution of so-called “green building”.
With the realization of this project a new dimension of living is revealed, and special attention attracts the interior to buyers, because the investor puts emphasis on interior finishing.
BUILDING STRUCTURE – The building will have a height of: two basement levels ‑1 and ‑2 (in which parking garage spaces and storage units will be located), a high ground floor and 4 upper floors. In the basement of the building storage units will be available to buyers, and parking spaces in front of the building. The building will have in total 35 residential units in two entrances with elevators, and on each floor 4 apartments, which ensures more intimate living. Structure of the building: 27 underground garage parking spaces on level ‑1 and 27 on level ‑2. The total number of outdoor parking spaces is 13.

TECHNICAL DESCRIPTION OF APARTMENTS – The building is being built to high standards with top thermal, hydro and sound insulation. Façade of the building: thermal insulation of rock wool 8 cm thick and silicate paint. Also walls of apartments on the stairwell side will be lined with rock wool (“insulation in the stairwell”). Complete rainwater drainage from external parts of the building / balconies will be “hidden” built into the façade of the building. Staircase lined with stone with stainless steel railing in the stairwell. Walls around the elevator lined with stone, and one wall in each corridor with mirrors. Glass railings on balconies. Exterior joinery of high-quality aluminium profiles, thermal-insulating glass and roller shutters with electric control.
Sliding glass walls on balconies are lift‑and‑slide type, with high‑quality profiles, aluminium, thermal insulating glass and electrically operated shutters. Entrance doors to apartments are security anti‑burglary “Blindo”, and interior doors inside the apartments are white veneer with hidden hinges. Wall claddings inside apartments with plasterboards, smoothed and painted with dispersion paints. In living room, dining rooms and bedrooms high quality parquet flooring with matching white baseboards.
Bathrooms have underfloor heating, high quality first‑class ceramic tiles with dimensions 2.60 m × 1.20 m. Walk‑in showers with floor insulation and channels, glass shower cabins, quality hot and cold water fittings, wall‑hung toilet with built‑in cistern, built‑in cabinets with washbasins and mirrors and electric water heater “Ariston”.
In all apartments connections for washing machine and connections for dishwasher, and each apartment has a separate ventilation vertical duct for the kitchen hood.
High quality air‑conditioning units (Mitsubishi) installed in each bedroom and living room, and the external units of each apartment will be on the flat roof of the building.
Built‑in complete LED lighting fixtures throughout the apartment and additional LED strips, also sockets for telephone, TV/SAT and internet in both living room and bedrooms. Modern high‑quality switches and sockets in larger number – partial lighting control per apartment. In bedrooms possibility to switch lights on/off from both sides of the bed.
In the apartments video intercoms in colour. Two built‑in elevators. Two elevators (on ‑1 floor and ‑2 floor) garage doors with remote control. Each apartment separate water meter and electrical meter. Landscaping around the building and gardens belonging to individual apartments, planted plants and trees (oleander, laurel, yucca, bamboo, palms, cypresses etc.).
